Cancellation Policy
Cancellation Policy
Because of the intimate size of our property, we apply this policy consistently to all guests — regardless of personal circumstances, weather, or travel disruptions.
Standard Reservations
15+ days before check-in — Full refund, minus a $35 cancellation fee per room
14 days or less before check-in — Full reservation charged
No-shows — Full reservation charged
Group Reservations (3 or more rooms)
Must be cancelled 30 or more days before check-in for a full refund, minus a $35 cancellation fee per room.
Holiday Reservations
All holiday bookings must be cancelled at least 30 days before check-in. Cancellations within 30 days of a holiday stay are charged in full. This applies to the following holidays:
New Year’s Eve & New Year’s Day · Martin Luther King Jr. Day · Presidents’ Day · Memorial Day · Independence Day · Labor Day · Columbus Day · Veterans Day · Thanksgiving & the Friday after · Christmas Eve & Christmas Day
A $35 cancellation fee applies to all cancellations, regardless of timing.
We understand that plans change, and we don’t take that lightly. We appreciate your understanding and look forward to welcoming you.
Arrival Time
Check-in is between 3:00 PM and 8:00 PM. If you anticipate arriving after 8:00 PM, please make arrangements with us in advance.
If your travel is delayed by more than an hour from your scheduled arrival time, let us know by email or text with your updated ETA. For arrivals after 8:00 PM, the innkeeper’s direct phone number is posted on the plaque outside the main entrance.
If you purchase early check in, you can enjoy our gardens and grounds from 12:00 PM – 3:00 PM prior to check in. You will not be able to access your room during this time, but we have an outdoor bathroom/changing area.
Departure Time
Check-out is at 11:00 AM. Please ensure all personal belongings are cleared from your suite by that time so we can have the room ready for incoming guests, who arrive at 3:00 PM.
If you purchase late check-out, you can enjoy our gardens and grounds from 11:00 AM – 2:00 PM after check out. You will not be able to access your room during this time, but we have an outdoor bathroom/changing area.
Payments
We accept cash, checks, Visa, MasterCard and Discover.
Reservations are charged to credit cards, in full, at the time of check-out. If you are paying in cash, it will be collected at the time of check-out.
If paying with a gift card, your reservation still needs to be held by a credit card. We will apply the gift card at check-out.
Group Reservations
A booking of three or more suites for the same party is considered a group reservation and is subject to a 20% gratuity fee. This policy applies regardless of how the reservation is structured — booking three or more rooms under separate reservations does not exempt a party from the group policy.
Group reservations must be cancelled no less than 30 days prior to check-in to receive a full refund. Cancellations made within 30 days of the arrival date will be charged in full.
Please let us know at the time of booking the total number of guests in your party, as well as any non-staying visitors you plan to have on the property during your stay.
Please note that The Timbrook is not able to accommodate children, including for group bookings.
Breakfast
Breakfast is served daily between 7:30 AM and 9:00 AM and is included with every stay.
Each morning’s menu is prepared fresh by Jill, and the menu changes daily. A full breakfast includes a hot main dish, freshly baked breads and muffins, fruit, and a selection of coffee, tea, and juices.
We are happy to accommodate dietary restrictions and allergies. You can note these directly in your reservation, or contact Jill directly at (614) 975-3883 if you have questions or need to make specific arrangements ahead of your stay.
Same Day Reservations
Same day reservations must be made by phone call only.
Please contact the innkeeper directly at (617) 975-3883 to make a reservation with less than 24 hour notice.
Parking & Security
We have private parking on our property to accommodate our guests.
The Timbrook Guesthouse is in one of the safest rated locations in Central Ohio. Our private parking is well-lit and secure located just steps from the main entrance. We also offer a car charging station to accommodate all vehicle types. Please follow the parking arrows upon arrival. The Innkeepers live in the house and are available 24/7 for any questions or concerns.
Rates
We offer nightly and weekly rates for all of our rooms.
Rates are for double occupancy and include a gourmet homemade breakfast. All rates are subject to change without notice. Weekly rates are also available upon request for a considerable discount. Please call for more information.
Occupancy
Each suite accommodates a maximum of two guests. All guests must be 18 years of age or older. We are unable to accommodate children.
Guest & Visitor Policy
All areas of the property — including guest suites, common rooms, the pool, and grounds — are reserved exclusively for registered guests.
We ask that you contact us in advance before inviting any non-guests to the property. Additional breakfast for non-staying visitors is $20 per person.
Food & Drinks in Guest Rooms
To protect our linens, antiques, and furnishings, we ask that all food and beverages be kept out of the guest suites. Coolers are not permitted inside the Guesthouse.
A refrigerator is available in the dining area for guest use. All meals and snacks outside of breakfast should be enjoyed in the dining room, common room, or designated outdoor areas.
Property and Linen Damage
We take care of our furnishings, and we ask guests to do the same. Please avoid using bleaching skincare products that may damage sheets or towels. Any damage resulting from guest products or negligence will be subject to a cleaning or replacement charge.
No Shoe Policy
To protect our 150-year-old hardwood floors, we ask that all guests remove their shoes upon entering the Guesthouse. Complimentary slippers are available just inside the front door, or feel free to bring your own.
Swimming Pool & Hot Tub
The Timbrook features a heated, ellipse-shaped pool and hot tub available exclusively to guests. The pool ranges from 4 feet in the shallow end to 10 feet at its deepest. Complimentary beach towels and robes are provided.
Pool and hot tub hours are 7:00 AM – 10:00 PM. Please note that there is no lifeguard on duty, and use of both is at the guest’s own risk.
Pets
While we have a few resident animals of our own, we are unable to accommodate pets brought by guests.
Smoking
WE ARE STRICTLY A NON-SMOKING FACILITY.
Smoking and vaping is strictly prohibited anywhere on the the property. Guests who would like to smoke may due so from the comfort of their own car. Any smoking inside the property will result in an immediate request to leave along with an additional $250 cleaning fee to go with the room and any incidental charges that may need to be applied. We appreciate your understanding and cooperation regarding this policy.
Firearms
Firearms of any kind are strictly forbidden anywhere on the estate.
